Property Management Malaysia is the operation, control, maintenance, and oversight of real estate and physical property in Malaysia. This can include residential, commercial, and land real estate. Property Management Malaysia indicates the need for real estate to be cared for and monitored, with accountability for and attention to its useful life and condition. This is much akin to the role of management in any business.

Property Management Malaysia is the management of personal property, equipment, tooling, and physical capital assets acquired and used to build, repair, and maintain end item deliverables. Property management involves the processes, systems, and workforce required to manage the life cycle of all acquired property as defined above, including acquisition, control, accountability, responsibility, maintenance, utilization, and disposition.

An owner of a single-family home, condominium, or multi-family building may engage the services of a professional property management company. The company will then advertise the rental property, handle tenant inquiries, screen applicants, select suitable candidates, draw up a lease agreement, conduct a move-in inspection, move the tenant(s) into the property and collect rental income. The company will then coordinate any maintenance issues, supply the owner(s) with financial statements and any relevant information regarding the property, etc.

Property Management Malaysia Detailed services include the following:-

We will advise and assist the current building management team to undertake their works below:-

1.1 Building Audit & Preventive Maintenance

  1. a) Conduct a joint inspection and general checking of the building when required.
  2. b) Ascertain site office compliance with the building operation policies and procedures.
  3. c) Review security installations and procedures
  4. d) Review annually.
  5. e) Establish and evaluate standards achieved against performance targets.

1.2 House Rules (where appropriate)

  1. a) Liaising with the Management Committee and advising on the house rules when necessary.
  2. b) From time to time take necessary steps to ensure strict adherence to house rules and advise on improvement / changes where necessary.
  3. c) Monitor changes in legislation affecting building management and take necessary action to implement new legislative requirements.

1.3 Statutory Assessment

  1. a) Review all Statutory Assessments.
  2. b) Lodge objections with the relevant authorities and attend court hearing where necessary.

Note :  A separate fee will be charged for lodging of an objection

1.4  Insurance

  1. a) Monitor and review the fire insurance policy as arranged by the Joint Management Body or Management Corporation prior to the annual expiry of the insurance policy.
  2. b) Negotiate on the terms of coverage if necessary.
  3. c) Attend to any additional insurance as maybe required.

1.5 Financial / Budget Management

  1. a) Income and Expenditure Statement
  2. b) To monitor records of all collections and disbursements
  3. c) Advise the property management team to send reminders to owners and recommend legal action if necessary.

1.6 Budget Management

  1. i) Review the annual budget for the building operation.
  2. ii) Review the capital budget for major repair and refurbishment work, if any.

iii) Monitor budgetary control to minimize operation expenses with a monthly statement of expenses.

1.7 Reporting

We will institute or maintain a system of regular reports, review these reports on behalf of the Client , and submit them on a regular basis with our recommendation.

1.8 Agency Services (Where applicable for rental)

To coordinate viewing, marketing and pulling in potential tenants including offers to the Client for consideration when applicable for rental of any property.

Adequate reporting shall include:-

  1. Monthly Financial Reporting
  2. i) Financial Report on the major repair and maintenance works undertaken
  3. ii) Financial Report on the cost of repair and maintenance other than pre-agreed monthly routine service maintenance carried out during the month and compare with the budget.

iii) Financial Report on the utilities expenses and any reasons if the fees vary from the monthly average .

  1. iv) Recommend on the proposed service, repair and maintenance works need to be done or purchase of necessary items for efficient management and maintenance of the properties.
  2. v) Report the debtors and actions taken against the tenants/owners that are in arrears.
  3. vi) Report on the incident in the building and major complaints from tenants.

  1. b) Annually
  2. i) Recommendation for replacement or upgrading in all aspects if necessary.
  3. ii) An annual budget for the succeeding financial period.

iii) An annual meeting will be convened to present and discuss the abovementioned annual report.
