⦿ Valuation of shares of a business for submission to the High Court of Malaya (Company Turnover of RM200 million and shares value of RM40 million in Selangor)
Role: Valuing the business of a hardware firm with turnover exceeding RM200 million for litigation purpose. Dr Tham is appointed as the valuer and expert witness for this purpose by the plaintiffs suing the defendants for fraud in the High Court of Malaya in Kuala Lumpur.
⦿ Valuation of approximately 32,000 hectares of plantation land in Asia, including Malaysia and Indonesia (3.44 Billion square feet with cumulative value of approximately RM 800 million throughout Asia for a Public Listed Company)
Role: Valuing the plantation land inclusive of biological assets for a public listed company. Dr Sr Tham is appointed as expert valuer for this purpose. Our valuation are precise, detailed and independent. Assisted with artificial intelligence and advanced drone technology, we provide in-depth surveying and detailed inspection on vast lands.
⦿ Valuation of approximately 10,000 hectares of plantation land (1.08 Billion square feet with value of hundreds of millions in Peninsula Malaysia for a Public Listed Company)
Role: Valuing the plantation land inclusive of biological assets for a public listed company in Malaysia. Dr Tham is appointed as the valuer and expert valuer for this purpose. ⦿ Valuation of the Property and Business of a Geopark for the purpose of submission to Jabatan Warisan Negara (Circa RM50 million) in Selangor
Role: Valuing the business in its existing and future potential of a business for the purpose of submission to Jabatan Warisan Negara. The site is part of the UNESCO recognized heritage area. Dr Tham is appointed as the valuer for this purpose by the owner of the business.
⦿ Valuation of Loss of Income, Consequential Damages and Incidental Costs of a Business for purpose for Submission to High Court of Malaya (Business Value: Circa RM50 million, Total Claims RM5 million)
Role: Valuing the business of a Company firm loss of income as a result of injunction for litigation purpose. Dr Tham is appointed as the valuer and expert witness for this purpose by the plaintiffs suing the defendants for loss of damages at the High Court of Malaya
⦿ Valuation of 9 industrial buildings for a Public Listed Company for the purpose of Internal Management (Circa RM42 million)
Role: Dr Sr Tham was appointed as the valuation expert for the valuation of 9 industrial buildings for a public listed company in Malaysia for internal management purposes. The total valuation amounts to approximately RM42 million.
⦿ Valuation of two (2) units of detached houses in Bukit Tunku for purpose of internal management (Value: Circa RM30 million)
Role: Valuation of two (2) units of detached houses with complex layouts in Bukit Tunku for internal management, accounting and fire insurance purposes.
⦿ Valuation of Plant and Machinery for purpose of Mergers & Acquisition (M&A) for a listed company in Malaysia (Value: Circa RM15 million)
Role: Valuing the plant & machinery of a company for the purpose of mergers & acquisitions in relate to a listed company in Malaysia. This is a complex case involving foreign machinery imported from Belize, Chilea and China.
⦿ Valuation of 15 plots of industrial land for the Perak State Government (Circa RM18 million)
Role: Dr Tham was appointed as the valuation expert for the valuation of 15 plots of industrial land for the Perak Government, appointed by the State Secretary of Perak Incorporated (SSI), for internal management purposes. The total valuation amounts to approximately RM18 million.
⦿ Valuation of Glove Processing Lines in Malaysia (Circa RM40 million)
Role: Dr Tham was appointed as the valuation expert for the valuation of glove processing lines, including formers and other machinery belonging to a listed company. The valuation is worth circa RM40 million.
⦿ Valuation and Market Studies for the Sale of 7 Glove Production Plants in Selangor (Circa RM15 million)
Role: Dr Tham was appointed as the valuation expert for the valuation of glove plants for the purpose of purchase and liquidation belonging to the subsidiary of a listed company. The valuation of the plant is worth RM15 million.
⦿ Valuation for Debt Recovery and Debt Swap involving a Property (Circa RM10 million) in Kajang
Role: Valuation of the property and value for debt recovery for the submission to the High Court of KL.
⦿ Valuation of Rare Earth and Rare / Specialized Metals in Malaysia (Circa RM40 million)
Role: Dr Tham was appointed as the valuation expert for the valuation of highly specialized steel and metals. The valuation is worth circa RM40 million. Subject experts are impressed with the accuracy, detailed elaboration and professionalism of the valuation report prepared.
⦿ Valuation in Determining the Injury to Property as a Result of Tort in Illegal Extension
Role: Valuation of the property and assessing damages as a result of tort in submission to the High Court of Ipoh, Perak.
⦿ Valuation for Appeal of Premium by the Malaysian Home Buyer’s Association
Role: Dr Sr Tham was appointed as a valuation expert by the Secretary General of the Malaysian Home Buyer’s Association to assist Malaysian homebuyers in appealing for a reduction of premium for shoplots in the old town of Petaling Jaya.

Role: Valuation of the property for debt recovery purpose in securing order for sale.

Role: Dr Sr Tham was appointed as the valuer for the appeal in valuation for land conversion premium concerning a driving school in Perak, with estimate value of RM5 million.

Role: Dr Sr Tham was appointed as the valuer for the valuation of 14 development land for the purpose of audit and accounting purpose.

Issued by Khazanah Nasional Berhad · Jul 2016 Recipient of the highly competitive Doctorate scholarship and grant by Malaysia’s largest sovereign wealth fund; Khazanah Nasional, to conduct research in Property Finance. The fund size was RM140,000 which covers travelling costs, foreign conferences, allowances etc.

Appointed as conference Chair for ASEAN Postgraduate Conference 2021 – Researchers and industry experts from more than 10 countries attended the conference organized and hosted by University of Malaya in 2021. Dr Tham was appointed the chair of the conference.
COMFORI National Property & Leasing Conference 2023
Appointed as conference Chair for the COMFORI National Property & Leasing Conference in 2023 – Researchers and industry experts from both public listed companies, valuation firms and over 10 panelists and expert presenters attended the conference organized and hosted by University of Malaya in 2021. Dr Tham was appointed the chair of the conference, as well as the moderator for expert discussions.
• Fundamental Research Grant Scheme Recipient 2023 (RM59,600.00)
Issued by Department Of Higher Education (Jpt) Institutions Of Higher Education Excellence Planning Division. As the head of research of the team, Dr Tham was awarded the highly competitive grant by the Ministry of Higher Education to conduct research in Impacts of Macroeconomic Factors on Real Estate Market: including Non-performing loans and impacts on the business valuation of property related companies in Malaysia.
• Fundamental Research Grant Scheme Recipient 2024 (RM112,000.00)
Issued by Department Of Higher Education (Jpt) Institutions Of Higher Education Excellence Planning Division. Dr Tham was part of the research team being awarded the highly competitive grant by the Ministry of Higher Education to conduct research in development of land value capture framework for funding rail transit projects in Malaysia.

Dr Tham Kuen Wei receiving his Doctorate of Philosophy in Real Estate Finance from the Chancellor of University Malaya, HRH Sultan Nazrin Shah.

Dr Tham won the Pacific Rim Real Estate Society International Feasibility Competition in 2015, a competition that seen Property Practitioners, Licensed Valuers and even PhD Holders competed in. The competition is to conduct a Financial Feasibility Study on a potential development project based in New Zealand.

Dr Tham receiving an appreciation certificate from Dato’ Seri Nazir Razak, CEO of CIMB Bank Berhad during the ASEAN Young Leaders Summit. Among issues raised are regarding the implications of AEC upon real estate sector in Malaysia. He is one of the few youth leaders selected for the CIMB-ASEAN Summit.
